Malaysian Institute of Estate Agents (MIEA) former director and registered estate agent, Christopher Chan has come together with solicitor David Kok of Messrs David Kok and Partners for an online talk regarding the types of property titles and their implications.
The various property titles within Malaysia and their implications for sales, leasing and tenancy were on the agenda as former MIEA Director Christopher Chan was joined by solicitor David Kok for an online forum.
Conducted through Cornerstone University (part of Cornerstone Xstate, a Malaysian real estate agency), the discussion was designed to provide agents with a deeper understanding of the country's real estate regulations so they may be better equipped to deal with the ever-increasing demands of their clients.
With more than 24 years of experience as an advocate and solicitor, Mr Kok has previously advised on and drafted banking documentation, sale and purchase agreements, shareholders agreement, joint venture agreements, tenancy agreements, general agreements concerning land, Joint Management Bodies matters, company matters and debt restructuring (reconstruction and restructuring).
He used his time in the webinar to give an overview of the different types of land titles in Malaysia, including freehold, leasehold, Malay Reserve Land, Bumi restricted land, those with restriction-in-interest, Master title, strata title and individual title.
Prior to that, Mr Chan offered an insight into the history of titles - from pre-British times to present - while also speaking on the National Land Code and indefeasibility of title, as well as the different categories of land use in the title.
The pair then fielded questions regarding different operational matters, ranging from whether condos can be operated as Airbnbs to the process of converting leasehold land into freehold land.
